Groundworks, drainage and external works for a 15-plot housing scheme

Holmes Civils were appointed to complete the groundworks and external works for a 15-house residential development at Lodge Road, Holton.

The project was delivered on behalf of Seamans, who were working for Orwell Housing Association on this mixed-tenure scheme.

The development comprises a total of 15 new homes, including:

  • Two affordable rent properties
  • Three shared ownership properties
  • Ten open market homes

We took over the project from a previous contractor, with foundations already installed and partial drainage works completed. Our role was to bring the remaining groundworks, drainage infrastructure and external finishes through to completion, ensuring the site was fully prepared for handover.

Scope of works

Drainage infrastructure

We completed all outstanding drainage works across the site. This included the majority of the surface water drainage, with individual soakaway crate systems installed for each property. In addition, a stormwater lagoon was formed to manage excess surface water effectively.

For foul drainage, connections had already been brought out of the houses. Our team picked these up and extended the system through the site, running it down to the site entrance and connecting into the Anglian Water sewer in the adjoining road.

Roads and driveways

We constructed the new access road through the development, along with all private driveways. These areas were finished with block paving, providing a durable and visually appealing surface that complements the residential setting.

Hard landscaping

We carried out extensive hard landscaping works to the rear gardens of all properties. This included the installation of patios, garden paths and shed bases to each home. Where required, sleeper retaining walls were installed to manage level changes within the gardens.

Final preparation

Once all hard landscaping was complete, the site was top-soiled throughout in preparation for soft landscaping, which was undertaken by the client. This ensured the development was left ready for final finishing and occupation.

Outcome

By successfully taking over and completing the remaining works, Holmes Civils played a key role in delivering a high-quality residential development for Seamans and Orwell Housing Association. Completed to programme, the works delivered a high-quality infrastructure solution that underpins the long-term success of the site.
